228 of the 401 Sanford homes on the market (57%) are asking less than they did on day one, and 240 (60%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 72 days in who has already cut once is a different negotiation than one of the 161 listings still inside its first 60 days.
Across the 228 Sanford listings that have already come down, the typical reduction is 4.99% off the original asking price. That is the size of a first concession, not a final one.

Sanford is the county seat of Seminole County and its largest city, 61,051 residents at the 2020 census, about 20 miles northeast of Orlando. It calls itself the Historic Waterfront Gateway City, and it sits on the southern shore of Lake Monroe at the head of navigation on the St. Johns River.
That last phrase is the reason the city exists. Head of navigation means this was as far upriver as steamboats could reliably come, so a port town grew here.
Sanford is home to Seminole State College of Florida and the Central Florida Zoo and Botanical Gardens. Downtown draws visitors with shops, restaurants, a marina and the Sanford Riverwalk along the lake.
Orlando Sanford International Airport sits in the middle of town and works as the metro's secondary commercial airport for domestic and international carriers.
