I am a Realtor with The Homes In Orlando Team at NextHome Neighborhood Realty, working four Central Florida counties: Orange, Seminole, Lake and Volusia.

What I do differently

Most real estate reporting tells you what prices did last month. By the time it publishes, the market has already moved.

I track something earlier. Every week I pull those four counties down to the ZIP code and publish the price reductions: the raw counts, the definitions I used, and how long each home sat before the seller moved. A cut in the first week is a pricing correction. A cut after sixty-five days is the market telling you something, and the two should never be read the same way.

I show the method so you can check the work. I keep the definitions the same week to week so the trend line actually means something. And when the numbers argue against listing right now, I publish that too. Analysis you can only trust when it is convenient is not analysis.

Background

I came into real estate in 1998 and have worked most sides of it since: mortgage brokerage, hard money lending, fix and flip investing, and residential sales. That matters mainly because I have had to underwrite a deal and price the risk on it, not just show the house. It is why I read a price cut as a seller decision with a cause behind it rather than as a headline.
