What the numbers say for Deltona buyers
168 of the 314 Deltona homes on the market (54%) are asking less than they did on day one, and 130 (41%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 41 days in who has already cut once is a different negotiation than one of the 184 listings still inside its first 60 days.
Across the 168 Deltona listings that have already come down, the typical reduction is 4.23% off the original asking price. That is the size of a first concession, not a final one.

About Deltona
Deltona is the largest city in Volusia County by population, which surprises people who assume that is Daytona Beach. It is also one of the youngest. The Mackle Brothers bought roughly 17,000 acres in 1962 and platted a community of more than 35,000 lots, and the first residents moved in during 1963. The city itself did not incorporate until the last day of 1995.
The name is a portmanteau of DeLand and Daytona, which tells you exactly how the developers positioned it: the middle of the county, within reach of both. That is still the case for buyers. I-4 runs along the southern edge, so Orlando is a straightforward commute, and the beach is a similar drive the other way.
Because it was platted all at once as a single subdivision rather than grown over a century, the housing stock is unusually consistent. It is almost entirely detached single family homes on similar lots, which is why the property type table below is so lopsided and why condo and townhome inventory here is close to nothing. That consistency is the reason a median price in Deltona means more than a median in a mixed market: you are comparing like with like.
