What the numbers say for Orange City buyers
46.48% of Orange City listings are asking less than they did on day one, and 42.25% have been on the market 60 days or longer. Those two figures are the practical case for making an offer here. A seller 44 days in who has already cut once is a different negotiation than a listing that went live last week.
The typical reduction so far has been 4.08% off the original asking price. That is the size of a first concession, not a final one.

About Orange City
Orange City was incorporated in 1882 and named for the groves that surrounded it. The Great Freeze of 1894 and 1895 destroyed those groves and the citrus economy with them, which is why a town named for oranges has very few orange trees left. Its second claim was water: Orange City spring water won an award at the 1904 St Louis Exposition.
Blue Spring State Park sits just west of town on the St Johns River, and it is the single best known thing about this stretch of west Volusia. The spring runs at a constant temperature, so manatees crowd into it every winter. Counts have gone from a couple of dozen in the early 1970s to several hundred in recent seasons.
For buyers, Orange City is the small market between two larger ones. It sits between DeLand to the north and Deltona to the south, on the same US 17-92 corridor, with I-4 access nearby. Inventory is thin compared with either neighbour, so the useful way to search here is to widen to all three towns and then narrow, rather than waiting for the right Orange City listing to appear.
