What the numbers say for Port Orange buyers
58.96% of Port Orange listings are asking less than they did on day one, and 45.75% have been on the market 60 days or longer. Those two figures are the practical case for making an offer here. A seller 51 days in who has already cut once is a different negotiation than a listing that went live last week.

About Port Orange
Port Orange had 62,596 residents at the 2020 census, which makes it one of the largest cities in Volusia County, and most of it is mainland rather than beach.
Its founding is unusual and worth knowing. John Milton Hawks settled the area after the Civil War, bringing freed African Americans to work at his sawmill, and Esther Hawks established an integrated school here. The colony struggled and most colonists left, but the families who stayed founded the community known as Freemanville, which is still part of the city's fabric.
Getting around is defined by a handful of roads: State Road A1A over the Port Orange Causeway, Nova Road, Taylor Road and Dunlawton Avenue, and South Peninsula Drive. Dunlawton is the one most buyers end up describing their commute in terms of. VOTRAN runs several bus routes through the city, two of them with Sunday and night service.
Spruce Creek Park sits at the southern edge toward New Smyrna Beach, and the Florida East Coast Railway still runs freight through town, though passenger service ended in 1932.
