What the numbers say for Ocoee buyers
74 of the 122 Ocoee homes on the market (61%) are asking less than they did on day one, and 55 (45%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 44 days in who has already cut once is a different negotiation than one of the 67 listings still inside its first 60 days.
Across the 74 Ocoee listings that have already come down, the typical reduction is 4.17% off the original asking price. That is the size of a first concession, not a final one.

About Ocoee
Ocoee is a city of 47,295 at the 2020 census.
It began in the mid-1850s when Dr. J.D. Starke, ill with malaria, moved a group of enslaved people, also ill, to the north side of a clear pine-wooded lake to escape further outbreaks. The camp became a village and took the name Starke Lake, which the lake still carries.
Growth came after the Civil War as veterans and their families settled, among them Captain Bluford Sims, who received a land grant for 74 acres west of Starke Lake in 1883 in what is now downtown. In 1886 Sims and other settlers had the town platted and renamed it Ocoee, after a river he grew up near in Tennessee. The word is anglicised from the Cherokee uwagahi.
