26 of the 39 Osteen homes on the market (67%) are asking less than they did on day one, and 22 (56%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 80 days in who has already cut once is a different negotiation than one of the 17 listings still inside its first 60 days.
Across the 26 Osteen listings that have already come down, the typical reduction is 4.83% off the original asking price. That is the size of a first concession, not a final one.

Osteen is an unincorporated community in southwest Volusia County rather than a city, so there is no town hall, no municipal utility and no city tax layer on top of the county bill. Deltona sits to the north, Sanford and Lake Monroe to the west across the St. Johns River, and the Farmton land to the east.
State Road 415 is the main artery and it shapes how the area gets bought. It runs north and south, connecting State Road 44 in Volusia County to State Road 46 in Seminole County, and it is two lanes through Osteen itself, widening to four about three miles north of the community. The Osteen Bridge carries traffic over the St. Johns River near State Road 46, which puts Orlando Sanford International Airport close by.
The draw here is land and river access rather than amenities. Hickory Bluff Preserve is a 150-acre nature preserve with hiking and horse trails, and the swamp and forest along the St. Johns is the reason people keep horses and boats out this way.
Schools are Volusia County Schools, with Osteen Elementary serving the community directly.
