DeLeon Springs is a census-designated place on US 17 north of DeLand, so like Osteen it is unincorporated and governed at the county level. DeLand is the town people orient to for shopping, schools and county business. The 2020 census counted 2,619 residents.
The spring is the whole identity of the place. De Leon Springs State Park sits inside the community. The area was called Spring Garden until the late 1800s, when the name was changed to attract tourists, and it ran as a private attraction for decades. A hotel and restaurant opened in 1925, later the Ponce de Leon Springs Hotel, expanded into a larger attraction in 1953, and the State of Florida bought it and the land around it for a state park in 1982.
The other landmark is agricultural. The Strawn Historic Citrus Packing House District at 5707 Lake Winona Road is on the National Register of Historic Places, reference number 93000931.
Buyers who look here are usually trading commute time for lot size, and for being next to the park rather than next to a subdivision amenity center.
