115 of the 239 Winter Park homes on the market (48%) are asking less than they did on day one, and 141 (59%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 75 days in who has already cut once is a different negotiation than one of the 98 listings still inside its first 60 days.
Across the 115 Winter Park listings that have already come down, the typical reduction is 6.42% off the original asking price. That is the size of a first concession, not a final one.

Winter Park is a city of 29,795 at the 2020 census, founded as a resort community by northern business magnates in the late nineteenth and early twentieth centuries. It is home to Rollins College, a private liberal arts college.
European settlement dates to 1858, when David Mizell Jr. bought an eight-acre homestead between Lakes Virginia, Mizell and Berry. The settlement around it was called Lake View, and it got its first post office in 1870.
It did not grow quickly until 1880, when the South Florida Railroad laid track between Orlando and Sanford a few miles west, and Loring Chase arrived from Chicago.

A Winter Park mailing address does not tell you which county the house is in. Homes addressed Winter Park sit in both Orange County and Seminole County, and the county line, not the address, is what sets the property tax rate, the school district and which county government issues permits. Two houses can share a Winter Park address and answer to different governments.
This page shows the Orange County side: 239 active listings. For the other side, see Winter Park homes in Seminole County.
Check the county on the specific parcel before you assume the tax bill or the school zone. The address will not tell you.
