58 of the 117 DeBary homes on the market (50%) are asking less than they did on day one, and 63 (54%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 70 days in who has already cut once is a different negotiation than one of the 54 listings still inside its first 60 days.
Across the 58 DeBary listings that have already come down, the typical reduction is 5.44% off the original asking price. That is the size of a first concession, not a final one.

No HOA means no association fee is required and the listing shows no monthly HOA or condo fee. 55+ leaves out manufactured, mobile, modular and condo-hotel listings. A home can carry more than one feature. Each feature opens the live listings. The No HOA search shows houses with no association, so it can run a little under the count above.

DeBary is named for Samuel Frederick de Bary, a New York wine merchant who bought land here in 1871 and built a winter hunting lodge above the St Johns River. DeBary Hall still stands, a twenty room Italianate house that has been restored as a museum and has been on the National Register of Historic Places since 1972. Ulysses S. Grant and Grover Cleveland both stayed there.
The modern city is much younger than its name suggests. DeBary did not incorporate until the end of 1993, which makes it one of the newer municipalities in the county despite being one of the older settlements.
For buyers the practical draw is the commute. The DeBary SunRail station opened in 2014 and was the northern end of the line for a decade, until the DeLand station opened in 2024. That decade of being the last stop shaped the town: it is the closest Volusia County gets to a rail commuter suburb of Orlando, and it prices and sells accordingly. Inventory here is small, so a single well priced listing moves quickly.
