What the numbers say for Apopka buyers
229 of the 466 Apopka homes on the market (49%) are asking less than they did on day one, and 194 (42%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 42 days in who has already cut once is a different negotiation than one of the 272 listings still inside its first 60 days.
Across the 229 Apopka listings that have already come down, the typical reduction is 4.13% off the original asking price. That is the size of a first concession, not a final one.

About Apopka
Apopka is a city of 54,873 at the 2020 census. Its name comes from the Seminole Ahapopka, from aha meaning potato and papka meaning eating place.
It calls itself the Indoor Foliage Capital of the World, for the greenhouse nurseries that still define its economy.
The earliest known inhabitants were the Acuera, part of the Timucua confederation, gone by about 1730. The Seminole settlement that followed numbered about 200 by the 1830s and was the birthplace of the chief Coacoochee, known in English as Wild Cat. Early American settlers built a trading center on the same ground and had numbers enough by 1857 to found a Masonic lodge, which put up a permanent building in 1859.

Why Apopka shows up under two counties
A Apopka mailing address does not tell you which county the house is in. Homes addressed Apopka sit in both Orange County and Seminole County, and the county line, not the address, is what sets the property tax rate, the school district and which county government issues permits. Two houses can share a Apopka address and answer to different governments.
This page shows the Orange County side: 466 active listings. For the other side, see Apopka homes in Seminole County.
Check the county on the specific parcel before you assume the tax bill or the school zone. The address will not tell you.
