What the numbers say for Ponce Inlet buyers
30 of the 52 Ponce Inlet homes on the market (58%) are asking less than they did on day one, and 28 (54%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 92 days in who has already cut once is a different negotiation than one of the 24 listings still inside its first 60 days.

About Ponce Inlet
Ponce Inlet is a town, not a city, and it occupies the southern tip of the barrier island below Daytona Beach and Daytona Beach Shores, between the Halifax River and the Atlantic. The 2020 census counted 3,364 residents. Of its 14.7 square miles, only 4.3 are land and the rest is water.
The town is known for strict land use regulations, and that is the single most important thing to understand before shopping here.
The landmark is the Ponce de Leon Inlet Light, a lighthouse completed in 1887 and the tallest in Florida. The town also has the Marine Science Center, and several marinas operate here, which is what you would expect at the mouth of an inlet.
It is an older community by design and by demographics. At the 2020 census the median age was 64.5 and 48.6 percent of residents were 65 or over.
