How we count

Listings cut in the month counts each listing once, even if its price dropped more than once. It comes from our weekly Stellar MLS price-cut pulls dated in the month (October 4, 2026, October 11, 2026, October 18, 2026, October 25, 2026); each pull covers the 7 days ending on its date. A listing counts when it is still active on the pull date and its latest price change in that window was a cut. Cuts of zero, over 50%, or with no recorded amount are dropped as data entry noise. A month has four or five Sunday pulls, so the archive shows how many pulls and days each month covers; compare listing counts only between months that cover the same number of days.

Median and average cut measure each cut against the asking price right before it, not against the original list price, across every cut recorded in the month.

Active listings, priced below original list, and 60 or more days on market are shares of ALL active listings in each county, read from the Stellar MLS snapshot of October 30, 2026. Days on market uses the larger of the MLS cumulative days on market and the days since the current listing went live.

Our published data covers Orange, Seminole, Lake, and Volusia; we also work with buyers and sellers in Osceola and Polk.
