What the numbers say for Horizon West buyers
245 of the 459 Horizon West homes on the market (53%) are asking less than they did on day one, and 179 (39%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 41 days in who has already cut once is a different negotiation than one of the 280 listings still inside its first 60 days.
Across the 245 Horizon West listings that have already come down, the typical reduction is 3.58% off the original asking price. That is the size of a first concession, not a final one.

About Horizon West
Horizon West is not a city. It is a master planned area of west Orange County, roughly 21,000 acres or just under 32 square miles, built as five villages and a town center. Addresses here carry a Winter Garden or Windermere mailing city, which is why it can be hard to search for as one place.
It exists because of a freeze. Repeated hard freezes ending in 1989 destroyed the citrus groves that covered this land, and rather than let it go to sprawl the growers who owned it put forward a development plan of their own. Orange County adopted it in 1995, and the villages were laid out on the garden city principle: each one built around its own centre, with schools and parks within walking distance and pathways tying them together.
For a buyer that history is the practical part. Because the plan came first and the houses second, the villages have real boundaries recorded in the county comprehensive plan, and each has its own centre, schools and price level. Which village a home sits in matters more here than the mailing address on it.
