108 of the 179 Lake Nona homes on the market (60%) are asking less than they did on day one, and 119 (66%) have been listed 60 days or longer. Those two figures are the practical case for making an offer here. A seller 108 days in who has already cut once is a different negotiation than one of the 60 listings still inside its first 60 days.
Across the 108 Lake Nona listings that have already come down, the typical reduction is 4.74% off the original asking price. That is the size of a first concession, not a final one.

Lake Nona is not a city. It is a district of southeast Orlando, and every home in it carries an Orlando mailing address in the 32827 zip code, which is why it is awkward to search for as one place: there is no city field to filter on.
There is also no official line around it. The City of Orlando's own neighborhood map names four of them, Lake Nona Estates, Lake Nona South, Lake Nona Central and Northlake Park at Lake Nona, but that map does not cover Laureate Park, VillageWalk or Isles of Lake Nona at all, and those three are most of what is for sale here. So no single published boundary matches what buyers mean by Lake Nona. What defines it in practice is the named communities, which is how this page is built.
What put it there is Medical City, the health and life sciences cluster at the center of the district. It anchors the Orlando VA Medical Center, AdventHealth, Nemours Children's Hospital, the UCF College of Medicine and KPMG's national training campus. That is the practical difference between Lake Nona and a subdivision that simply sells houses: a large share of the people buying here are moving for a job that already exists a few minutes away, which is why the market holds up on relocation demand rather than on commuting distance to downtown Orlando.
For a buyer the practical part is the spread. The communities here are not variations on one price: the median asking price runs from $372,450 in Somerset Crossings to $5,100,000 in Lake Nona Golf and Country Club. Which community a home sits in decides almost everything about what it costs, far more than the shared Orlando address on it.
Lake Nona's neighborhoods differ less by price than by what a buyer wants the address to do. Each one below links to its own page, with its sales history and a fuller write-up.
