Northlake Park, Lake Nona

Northlake Park is a 2000s neighborhood in southeast Orlando, in the 32827 zip code. Homes are block and stucco. Most homes fall between about 1,800 and 3,300 square feet under air, the median lot is roughly a fifth of an acre, and a two car garage is standard.

Homes here carry an HOA, billed quarterly, typically around $320. Confirm the figure on a specific parcel before relying on it.

What Northlake Park is, and who it suits

Northlake Park is one of Lake Nona's first neighborhoods, set on about 500 acres at the northern end of Lake Nona, with oak-lined streets, single-family homes and townhomes. At its center is a YMCA with an Olympic-size pool, along with parks, playgrounds, sports courts and an off-leash dog park.

Nearly every house here was built in the early 2000s, so this is Lake Nona's established, resale-only side. About four in ten sales are townhomes, about one home in three that sells has a private pool, and the YMCA comes up in almost every listing. It costs less to get into than Laureate Park, and the homes sit on larger lots.

Age is the thing to check. Most homes are now around 20 years old, the age at which shingle roofs and air conditioners are often replaced and Florida insurers look harder at the roof. Ask for the roof's age and a four-point inspection early, and weigh a house that has already had those replaced accordingly.

  • A strong fit for buyers who want an established neighborhood with mature trees and a YMCA at its center; families who want a single-family home with a yard for less than Laureate Park costs; and townhome buyers who want more room than a condo gives.
  • A weaker fit for buyers who want new construction, who should look at Laureate Park; buyers who want a gated entry, which Isles of Lake Nona and VillageWalk offer; and buyers who would rather not plan for a roof or air conditioner replacement in the next few years.

This page tracks what homes in Northlake Park actually sold for over the last twelve months, how long they took, and what moved the price. It is built from 24 verified closed sales in the Stellar MLS feed, not from public estimates. Every figure is a net-of-concessions number, which is explained at the bottom. Updated October 2026.

What homes sold for in Northlake Park

$535,000Median sale price
$251Median per square foot
29 daysMedian days to contract
24Homes sold in 12 months

Sale prices ran from $350,000 to $1,075,000, which is a wide spread and the reason a single neighborhood median is a starting point rather than an answer.

By size

Home sizeSalesMedian priceMedian $/sq ftMedian days
Under 2,000 sq ft10$417,375$22744 days
2,000 to 3,000 sq ft8$600,000$25228 days
3,000 sq ft and up6$898,500$25624 days

A price per foot taken from the whole neighborhood should never be applied straight to one house.

Price cuts and time to contract

Median days to go under contract. Shorter is better.

Never reduced 17 sales, closed at 97.4% of asking15 days
Reduced at least once 7 sales, closed at 98% of the reduced price91 days

Sellers who held their number went under contract in a median 15 days. Sellers who had to reduce took 91 days and still closed at 98% of their already reduced price, after a typical cut of $25,000.

Seller concessions

21%Of sales included a seller credit
$5,000Typical credit when there was one
5 of 24Sales carrying a credit

A seller credit covers part of the buyer's closing costs and comes off the seller's proceeds, so the headline sale price overstates what the seller kept. Budget for it if you are selling, and ask for it if you are buying.

How buyers paid

Conventional 13 sales52%
Cash 10 sales40%
VA 1 sale4%
FHA 1 sale4%

Cash was 40% of purchases. A high cash share means a seller has buyers who do not depend on an appraisal, and a buyer using a loan is competing against offers that can close faster.
