Summerlake Groves is a finished neighborhood in Seidel, the Horizon West village Orange County still files under its planning letter, and every sale here is a resale. It sits just north of Highlands at Summerlake Groves on its own plat, and it is a different community from Summerlake in Bridgewater, though listings mix the names up. Listings name M/I Homes among its builders.
Houses here sold for roughly $230,000 less than in Highlands next door last year, but almost entirely because they are smaller: per square foot the two sold within a few dollars of each other. If you like the Highlands location and do not need the extra space, this is the cheaper way in.

Townhome prices have come down. Two townhomes sold for $445,000 each in late 2024, a slightly larger one sold for $400,000 in March 2026, and the one for sale in October 2026 had already been cut below that. Price a townhome here against the latest sales, not the 2024 ones.
