Highlands at Summerlake Groves is a finished neighborhood of K. Hovnanian houses plus a section of townhomes in Seidel, the Horizon West village Orange County still files under its planning letter. Every sale in the last year was a resale. It sits just south of the Summerlake Groves homes, which are on their own plat with their own homeowners association, and it is a different community from Summerlake in Bridgewater.
It sells as two markets. More than a quarter of last year's sales were townhomes from the first phase, and they sold for about half the price of the houses. The houses typically went under contract in about a week, while four of the six townhomes sat for more than three months and closed $20,000 to $80,000 under their first asking price. Listings also put townhome dues at several times the house dues, so compare a townhome's monthly cost, not just its price.
When K. Hovnanian was selling here, it advertised a pool and cabana, tennis courts, a playground and a dog park, with the neighborhood set beside a wetland conservation area. Listings name both a Highlands homeowners association and the Summerlake Groves Community Association, so ask which dues pay for which amenities before you count on them.
The lake sets the top of the market. The two highest sales last year were lake-view homes from the last phase on lots of more than a third of an acre, and each sold for roughly twice the per-foot price of a typical house here, so value a lake home against other lake sales. K. Hovnanian is building again nearby in Osprey Ranch in Ovation, and in October 2026 it was marking down finished homes there, so a Highlands resale is competing with brand-new K. Hovnanian houses.
