Summerlake is one of the two busiest neighborhoods in Bridgewater, the largest Horizon West village by plan, alongside Independence. It is finished: every sale here in the last year was a resale. Several national builders put it up, and listings name Lennar, M/I Homes, KB Home and D.R. Horton plans, so compare floor plans, not just square footage. It is a different community from Highlands at Summerlake Groves and Summerlake Reserve, which share part of the name but sit in Horizon West's Seidel village.
Listings describe a lakefront clubhouse with a fitness center, a resort-style pool with a splash pad, tennis and basketball courts, playgrounds, a dog park, a zip line, a fishing dock and walking trails, and many say the HOA covers lawn care. Some listings place homes along the Orange County National golf course.
Lake Hancock sets the top of the market. The two most expensive sales in the last year were lakefront homes with private docks and boat lifts, and each sold for more than twice the next-highest sale. Value a lake home against other lakefront sales, not against the neighborhood numbers below.
The earliest phases are now reaching 15 years old, and that matters for insurance. Under Florida Statute 627.7011, an insurer cannot refuse a homeowner's policy solely because of roof age while the roof is under 15 years old; after that, the owner may need an inspection showing at least five years of useful life left. A few recent listings advertise roofs replaced between 2024 and 2026. On a home with its original roof, ask the roof's age and get an insurance quote before the inspection period ends.

Larger homes usually show a lower price per square foot. That is normal and it is why a price per foot taken from the whole neighborhood should never be applied straight to one house.
