The Villages is the one place on this list where a buyer can honestly be told there is no homeowners association, and it is also the place where that sentence needs the most explaining. There is no HOA board, but there is a bond on the tax bill, an annual maintenance assessment, a monthly amenity fee and a set of deed restrictions with a department that enforces them. Whether that trade is a good one is the real question, and this page is about the Lake County end of the community, which is the oldest part and the newest part at the same time.
This page covers the Lake County part of The Villages only. About nine in ten Villages homes are in Sumter and Marion counties, outside the four counties this site works, so the listings, sales and prices here describe the Lake County end of the community and not the whole of it.
Who The Villages Fits, and Who It Doesn't
Strong fit: buyers over 55 who do not want a homeowners association, because there is none here, the shared costs run through the community development district and the amenity fee instead, and nobody is voting on your dues at an annual meeting; buyers who want the golf, the pools and the recreation centers priced into the community rather than paid for at a club; anyone who wants either end of the price range, since the Lake County side has 1980s Orange Blossom Gardens homes that closed under $200,000 and 2023 Villages of West Lake homes that closed over $1 million; cash buyers coming from a house sale elsewhere, which describes most of the buyer pool.
Weaker fit: anyone who hears no HOA and expects no rules or no fees, because the deed restrictions are recorded, the Community Standards department investigates complaints, unresolved violations go to a hearing with fines and liens on the table, and the bond plus maintenance assessment sit on the tax bill whether or not you use a single pool; buyers under 55, since this is an age-restricted community and the exceptions are narrow; anyone who assumes a Villages address means the Sumter County center of things, because the Lake County end is the north edge around Lady Lake and the south-east edge past Fruitland Park, and the drive to Brownwood or Lake Sumter Landing is a golf cart trip from some of it and a car trip from the rest; anyone shopping the whole community, who should know that this site can only show them the Lake County listings.

Where Is The Villages, and What Makes It Different?
The Lake County part of The Villages is two separate pieces. The north piece is Orange Blossom Gardens and the streets around Spanish Springs, carrying a Lady Lake address on US-441 and US-27. The south-east piece is the Fruitland Park build-out and, past it, the Villages of West Lake toward Leesburg. Both connect to the Sumter County core by golf cart path and by road, and the mean commute of 20.9 minutes is among the shortest on this list, and Lady Lake next door is shorter still, for the obvious reason that most residents are not commuting anywhere. The trade a buyer makes here is a set of recorded deed restrictions and district assessments in exchange for the amenities, and it is worth reading the district documents before deciding which side of that trade you are on.
The Villages Housing Market Snapshot (2026)
Over the last twelve months 220 homes sold in The Villages at a median of $294,500, down 8.7% against the twelve months before. Per square foot, which strips out any change in the size of what sold, the figure fell 4.9%. In July 2026, 15 homes closed at a median of $364,000 and the typical one went under contract in 61 days. One month is too small a sample to read a direction from, which is why the twelve-month figure leads here. There are 57 active residential listings as of September 22, 2026, with a median asking price of $369,000, or $240 per square foot.
Best Neighborhoods in The Villages, FL: Communities to Know
The Lake County part of The Villages is three different vintages, and the vintage decides the price more than anything else does.
- Orange Blossom Gardens, the original 1980s and early 1990s section carrying a Lady Lake address, with manufactured homes, villas and small site-built homes; over the last twelve months 131 of them closed, between $90,000 and $885,000, and three quarters of them under $300,000
- The Villages of Fruitland Park, including Pine Ridge and the Enclave at Dabney, the 2013 to 2020 build-out on the Lake County side, where 36 closings ran from the high $200,000s to $2.6 million and seven of them cleared $1 million; the Enclave at Dabney is the premier-home pocket
- The Villages of West Lake and Lake Denham, the 2021 and newer construction at the south-east edge toward Leesburg, 53 closings from about $230,000 to $1.55 million at a median of $389,000, and where most of the newer-home resale activity now is
A search for The Villages will mix all three of these with the far larger Sumter and Marion inventory, so filter by county first if the Lake County side is what you want, and by year built second.

The Villages vs. Leesburg vs. Lady Lake: The Honest Comparison

| Median $/sq ft | $240 | $169 | $205 |

Leesburg is the nearest general-market town to the West Lake side and shares the age-restricted shape, with half its listings 55-plus and the cheapest price per square foot in this series. Lady Lake is the town the original Villages section sits inside, and it is the answer for someone who wants to live next to The Villages without the deed restrictions or the age limit. The Villages is the most expensive of the three per square foot and the only one where the recreation is included in the address.
Schools, Commute, and Day-to-Day Life
Lake County Schools serves the city, and assignment varies by address rather than by city name, so confirm the zoning for the specific property before you buy on a school reputation.
Mean travel time to work is 20.9 minutes, against 24.8 from Leesburg.
How Much of The Villages Is New Construction?
The Villages has no municipal police agency reporting usable figures to the FBI, so there is no honest city-level crime comparison to publish here, and a number that cannot be sourced is worse than none. What can be measured is the age and type of what is for sale, which is the other question relocation buyers ask.
Across 57 active residential listings, the median asking price is $369,000, or $240 per square foot. Where a town is still building, the per square foot figure runs closer to replacement cost; where it is built out, it reflects land and location instead.
Cost of Living in The Villages, FL
Housing is the line that moves a Central Florida budget. The Villages' median asking price is $369,000 against a median household income of $76,523, which puts a home at about 4.82 times household income here. That ratio, rather than the sticker price, is the number worth carrying between towns, and it is why a cheaper town is not automatically a more affordable one.
Florida charges no state income tax, so the property tax line matters more here than it would elsewhere, and a homestead exemption reduces the taxable value of a primary residence. Millage varies by taxing district, so treat any single quoted rate as an estimate until the specific parcel is checked.
