Moving from New York to Orlando: Costs, Areas and Homes

On Long Island and in Westchester, the typical homeowner pays $10,000 or more a year in property tax. Around Orlando, the typical bill is about $2,700 to $3,200. Then add a state income tax of 4% to 10.9%, and a city tax on top if you live in the five boroughs.

This page puts the real figures side by side, county by county, including the ones that do not flatter Florida, so you can decide with your eyes open.

Source: US Census Bureau, American Community Survey 2024 1-year estimates, tables B25077 (median value of owner-occupied homes), B25103 (median real estate taxes paid), B25088 (median selected monthly owner costs with a mortgage) and B19013 (median household income), pulled 2026-09-16 from api.census.gov. "$10,000+" is the survey's top reporting category, so the true median is at least that.

The honest trade: Central Florida paychecks are smaller too. Median household income in the four counties runs $71,508 to $85,403, against $143,144 in Nassau and $126,863 in Suffolk. The move pays best when your income comes with you, from a remote job, a transfer or a pension, or you bring equity from a New York sale. If you will take a local job, compare the offer, not just the tax bill. One catch: if you keep working remotely for a New York employer, New York may still tax those wages. Ask a tax professional before you count on the savings.

What the income tax difference looks like

Take a married couple filing jointly with $150,000 of New York taxable income in 2025. Using New York's own rate schedules:

New York State tax: at this income New York taxes every dollar at 5.5%, so 5.5% x $150,000 = $8,250
New York City tax, if they live in the city: $3,264 plus 3.876% of the amount over $90,000 = $5,590
Florida state income tax on the same income: $0

That is roughly $8,250 a year outside New York City and Yonkers, and about $13,800 inside the city, before any property tax difference. Your own numbers depend on deductions and credits, so treat this as an illustration, not a tax estimate.

Where to start looking

It comes down to three questions: will you commute into Orlando, do you want to be near the ocean, and how much house do you want for the money.

Commuting into Orlando

Areas to compare on price

For scale: over the 12 months to August 2026, Clermont's median closed price was $470,000 against $673,392 in nearby Winter Garden (Stellar MLS closed sales).

What New Yorkers ask

How much lower are property taxes in Orlando than in New York?

In the Census Bureau's 2024 American Community Survey, the median homeowner in Nassau, Suffolk, Westchester and Rockland counties paid $10,000 or more a year in real estate taxes, the survey's top category. In Orange, Seminole, Lake and Volusia counties the median was $2,696 to $3,227. Those medians include long-time owners whose assessments are capped by Save Our Homes. When you buy, the assessment resets to the home's just value, so a new buyer's first bill is often above the county median. Your own bill depends on the purchase value, local millage and whether you qualify for Florida's homestead exemption.

Does Florida have a state income tax?

No. Article VII, Section 5 of the Florida Constitution bars a state tax on the income of individuals. New York State taxed 2025 income at rates from 4% to 10.9%, and New York City residents paid an additional city tax of 3.078% to 3.876%.

Are incomes lower in Central Florida than in New York?

Than the New York suburbs, yes: $143,144 in Nassau and $126,863 in Suffolk, against $71,508 to $85,403 in the four Central Florida counties (Census ACS 2024). Brooklyn ($81,027) and Queens ($85,273) are in the same range as Orlando. If you will take a local job, compare the offer, not just the house. If you keep working remotely for a New York employer, New York may still tax those wages, so ask a tax professional before you count on the savings.

When does the Florida homestead exemption start if I move mid-year?

You must own the home and make it your permanent residence by January 1 to qualify for that tax year, then apply with the county property appraiser by March 1. Close in the middle of the year and your first homestead year is the next one.
