Silverleaf Reserve is a 2020s neighborhood in south Winter Garden, in the 34787 zip code. Homes are block and stucco. Most homes fall between about 1,800 and 3,800 square feet under air, the median lot is about an eighth of an acre, and a two car garage is standard.
Homes here carry an HOA, billed monthly, typically around $148. Confirm the figure on a specific parcel before relying on it.
Silverleaf Reserve is a Meritage Homes community near Hamlin, in Horizon West's Town Center village. Meritage's new-home sales have tapered off, and every home listed for sale here in October 2026 was a resale. It is a different neighborhood from Silverleaf Oaks, the Pulte community beside it, even though the two share a street and part of a name.
It was built as two kinds of home. The bungalows, which the MLS files under their own Silverleaf Reserve Bungalows name, sit on smaller lots and, despite the name, every one sold in the last year was two-story. The rest are larger single-family homes. The bungalows sold for roughly $170,000 less than the larger homes, so compare a home with its own type, not with the neighborhood median.
Listings describe a community pool, a playground, walking trails and sports courts, and resale listings advertise that there is no CDD. Confirm that on the tax bill for a specific home before relying on it.
With Meritage's new homes largely sold, resale sellers here compete with each other and with new construction elsewhere in Horizon West, and several current listings pitch themselves against a new build. A buyer weighing the two should set the move-in date and any builder incentives against the price difference.
Drive times below are measured on the road network from the center of Silverleaf Reserve, not straight-line distance, in free-flowing traffic. Treat them as the floor rather than the school-run average.

This page tracks what homes in Silverleaf Reserve actually sold for over the last twelve months, how long they took, and what moved the price. It is built from 31 verified closed sales in the Stellar MLS feed, not from public estimates. Every figure is a net-of-concessions number, which is explained at the bottom. Updated October 2026.
Sale prices ran from $477,000 to $905,000, which is a wide spread and the reason a single neighborhood median is a starting point rather than an answer.
| Home size | Sales | Median price | Median $/sq ft | Median days |
|---|---|---|---|---|
| Under 2,000 sq ft | 10 | $498,500 | $288 | 31 days |
| 2,000 to 3,000 sq ft | 16 | $540,000 | $253 | 85 days |
| 3,000 sq ft and up | 5 | $881,500 | $250 | 59 days |
Larger homes usually show a lower price per square foot. That is normal and it is why a price per foot taken from the whole neighborhood should never be applied straight to one house.
Median days to go under contract. Shorter is better.
Sellers who priced correctly and held their number went under contract in a median 29 days. Sellers who had to reduce took 86 days and still closed at 97% of their already reduced price, after a typical cut of $26,550. Opening high costs time and money, in that order.
A seller credit covers part of the buyer's closing costs and comes off the seller's proceeds, so the headline sale price overstates what the seller kept. Budget for it if you are selling, and ask for it if you are buying.
Cash was 19% of purchases. A high cash share means a seller has buyers who do not depend on an appraisal, and a buyer using a loan is competing against offers that can close faster.
