Silverleaf Oaks is a 2020s neighborhood in south Winter Garden, in the 34787 zip code. Homes are wood frame and block. Most homes fall between about 1,600 and 3,700 square feet under air, the median lot is about 0.09 acres, and a two car garage is standard.
Homes here carry an HOA, billed monthly, typically around $277. Confirm the figure on a specific parcel before relying on it.
Silverleaf Oaks is Pulte Homes' community in Silverleaf, a 563-acre development near Hamlin Town Center in Horizon West's Town Center village, and Pulte was still building and selling here in October 2026. When Pulte bought the land in 2023, its plan called for about 450 homes, 160 of them townhomes. It is a different neighborhood from Silverleaf Reserve, the Meritage community beside it.
Pulte sells it in four series, and the series sets the price: townhomes, Bungalow homes with rear garages on 34-foot lots, Classic homes on 50-foot lots that buyers can customize, and the multigenerational AllGen. About half of last year's sales were townhomes, and almost every home sold was two stories. Most went under contract the day they were listed, as builder sales usually do, so the days-to-contract figure below says little about demand. Pulte markets the community as having no CDD; confirm that on the tax bill of the home you are buying.
The amenities were not open yet in October 2026. Pulte lists a resort-style pool, cabana, playground, dog park, open green space and walking trails as coming soon, and Invitation Homes, which also lists a fitness center, said they would open in fall 2026.
Invitation Homes owns a group of new houses here and was renting them from about $2,950 a month in October 2026, and the first resales have started, with one owner advertising a lightly lived-in Pulte house as priced below the builder's new ones. A buyer here is choosing among a builder, a landlord and early resellers, and an owner who later rents a home out will be competing with a professional landlord on the same streets.

This page tracks what homes in Silverleaf Oaks actually sold for over the last twelve months, how long they took, and what moved the price. It is built from 19 verified closed sales in the Stellar MLS feed, not from public estimates. Every figure is a net-of-concessions number, which is explained at the bottom. Updated October 2026.
Sale prices ran from $419,000 to $975,000, which is a wide spread and the reason a single neighborhood median is a starting point rather than an answer.
| Home size | Sales | Median price | Median $/sq ft | Median days |
|---|---|---|---|---|
| Under 2,000 sq ft | 10 | $463,895 | $261 | 7 days |
| 2,000 to 3,000 sq ft | 4 | $753,990 | $272 | 22 days |
| 3,000 sq ft and up | 5 | $915,000 | $254 | 60 days |
A price per foot taken from the whole neighborhood should never be applied straight to one house.
Median days to go under contract. Shorter is better.
Sellers who held their number went under contract in a median 7 days. Sellers who had to reduce took 54 days and still closed at 99.2% of their already reduced price, after a typical cut of $37,150.
A seller credit covers part of the buyer's closing costs and comes off the seller's proceeds, so the headline sale price overstates what the seller kept. Budget for it if you are selling, and ask for it if you are buying.
Cash was 11% of purchases. A high cash share means a seller has buyers who do not depend on an appraisal, and a buyer using a loan is competing against offers that can close faster.
