About DeLand
DeLand is the seat of Volusia County government, so the courthouse, the county offices and the tax collector all sit within a few blocks of downtown. It is also a university town. Stetson University was founded here in 1883 by Henry A. DeLand, the city's namesake, and it is the oldest private university in Florida. The campus sits along North Woodland Boulevard just above the historic downtown rather than out on the edge of town.
That downtown is the practical reason buyers choose DeLand over cheaper inventory a few minutes south. Woodland Boulevard is an intact main street of storefronts rather than a run of strip plazas, and in 1997 the National Trust for Historic Preservation named it a Great American Main Street Award winner, the first in Florida. Homes within walking distance of it hold their price against the same square footage on the outskirts.
Commuting works in both directions from here, which is unusual for west Volusia. Orlando is south down I-4 and Daytona Beach is east. Since August 2024 DeLand has also had the northern terminus of the SunRail commuter line, at the station on Old New York Avenue about three miles west of downtown, which is the same platform Amtrak uses.
The housing stock splits cleanly in two, and the split is worth understanding before you search. The older core around downtown and Stetson is early to mid century, on larger lots, and is where the character inventory sits. Newer master-planned development runs east of downtown toward I-4, Victoria Park being much the largest of it. That mix is why the median year built for the city as a whole lands where it does rather than decades earlier.
