What this actually is
Closing costs are the part of a purchase that surprises people. On a $350,000 home in Central Florida you are often looking at several thousand dollars due at the closing table, on top of your down payment, for lender fees, title, prepaid taxes and insurance.
This certificate puts a defined amount of that back. The credit is contributed from the compensation earned under our signed buyer broker agreement, and it appears on your closing statement as a credit toward those costs. It is not a discount on the home and it is not cash back to the buyer. It reduces what you have to bring to closing.
How it works
The terms, in plain language
- The credit is applied toward your closing costs at settlement and paid through the closing statement. It is not cash back to the buyer.
- The amount is determined by the final contract purchase price using the tiers above. One certificate per transaction. Certificates cannot be combined or transferred.
- The credit is contributed from the compensation earned under a signed buyer broker agreement between you and The Homes In Orlando Team.
- It is subject to your lender's interested-party contribution limits and loan program rules. If your lender restricts the amount, the credit is reduced to the permitted maximum.
- It requires an executed purchase contract and a closed transaction. It is void if the transaction does not close.
- It is subject to broker approval and is not valid on transactions already under contract as of the issue date.
Questions people ask
Is this a rebate?
No. A rebate implies money back to you after closing. This is a credit applied at settlement through the closing statement, which is why lenders permit it and why it shows up as a reduction in your cash to close.
Why does my lender get a say?
Every loan program caps how much an interested party can contribute toward a buyer's costs. Those caps vary by loan type and down payment. If your program caps the contribution below your tier amount, the credit is reduced to whatever the lender allows. We confirm this with your lender before writing the offer, not after.
Can I use it with a seller credit too?
Often yes, but the combined total still has to fit inside your lender's contribution cap. This is worth planning before the offer, because a seller credit and this certificate compete for the same room.
What if I am already under contract?
The certificate is not valid on a transaction already under contract as of its issue date. The credit has to be structured into the deal from the beginning.
Does this cost me anything?
No. There is no fee for the certificate.
